Lessons I’ve learned in real estate:

3.  It’s not real unless it’s in writing.  There are no verbal contracts in real estate.

When I was new, I would get really excited when an agent or buyer said they were writing an offer.  But now I know: Until I have it in my hand, it doesn’t exist – and don’t even think about telling the seller without a written document!
