San Mateo Housing Absorption Rates For June & July

Six months’ inventory is the differentiation between a buyers’ and sellers’ market.  Looking at July, Hillsborough, LaHonda, Portola Valley, and Woodside are the only four cities in the county reaching that.

I’ve been working with first-time buyers in Redwood City.  The city as a whole has a relatively small amount of inventory;  the first-time buyers are fighting investors for those houses.  A recent sale on Marlborough priced at 299k – definitely designed to get multiple offers – received 12 last time I checked; probably more!

A house on MacArthur also priced to generate multiple offers ended up receiving nine offers.   Surely it was an investor who won out on that house – they paid all cash to win it.

Absorption Rates

The absorption rate is a quick way to see if the number of homes for sale in San Mateo County is going up or down. It’s just one of the statistics used to evaluate pricing.

What you’re looking at is how many months’ inventory there is on the market. The assumption is that it will take X number of months for all of the houses currently on the market to sell. More inventory = longer to sell.

You can also see if the area is a buyer or a sellers’ market. The National Association of Realtors defines a balanced market as one is which there is 6 months of inventory. More than 6 months, it’s a buyers’ market; less is a sellers’ market.

A Few Words From Bella

Day 983 of my captivity…

My captors continue to taunt me with bizarre little dangling objects. They dine lavishly on fresh meat, while I am fed hash or some sort of dry nuggets.

Although I make my contempt for the rations perfectly clear, I nevertheless must eat something in order to keep up my strength.

The only thing that keeps me going is my dream of escape. In an attempt to disgust them, I once again vomit on the carpet.

Today I decapitated a mouse and dropped its headless body at her feet. I had hoped this would strike fear into her heart, since it clearly demonstrates what I am capable of. However, she merely made condescending comments about what a ‘good little hunter’ I am.
Bitch.

There was some sort of assembly of their accomplices tonight. I was placed in solitary confinement for the duration of the event. However, I could hear the noises and smell the food. I overheard that my confinement was due to the power of ‘allergies.’ I must learn what this means and how to use it to my advantage.

Today I was almost successful in an attempt to assassinate one of my tormentors by weaving around her feet as she was walking. I must try this again tomorrow — but at the top of the stairs.

I am convinced that the dog who visits here is a snitch. That dog receives special privileges. He is regularly released – and seems to be more than willing to return. He is obviously demented.

The bird has got to be an informant. I observe him communicating with the guards regularly. I am certain that he reports my every move. My captors have arranged protective custody for him in an elevated cell, so he is safe. For now…………….

San Francisco RE BarCamp

I spent the day at BarCamp. It’s a real estate bloggers’ love fest of information sharing. The first event was last year in San Francisco. It’s spread all over the nation and is a pilgrimage for those of us who are realtors and also bloggers.

Last year I went to learn as much as I possibly could; to soak up the knowledge of those who had been there/done that. This year I went simply to see those people. My to-do lists have lists. The idea of having more great ideas to put on another list wasn’t – well, appealing. Seeing friends was the priority.

I talk to Larry, who lives in Canada, as much as I talk to friends in San Mateo. Linsey has become a friend, even though today was the first day we met in person. Today the guy who writes the best damn real estate blog in the world offered to help me fix mine since I turned all my posts into videos; the answer was a split-second YES! (Although you may not realize it, being the parent of a blundered blog, has caused many sleepless nights!)

Okay – to the point. One of the sessions was led by a pal, Bill Lublin. The Q was: How much of Twitter and your Facebook page should have real estate related info? Bill’s position was basically none.

I’ve debated this myself a hundred times and probably will a few hundred more times. Bottom line is that I am real estate. I spent all day talking about it and now 9:30 at night, what am I doing? I’m writing about it. I spend more time talking about, thinking about, worrying about real estate more than anything else.

When I talk to my friends, what do we talk about? What do they want to know about? On what topic do I have the most to say? Real estate.

To exclude that conversation from Twitter and Facebook would be leaving a part of me out. I love ya’ Bill but I disagree. And thus the premise of BarCamp. Learn, share, agree, disagree – then go have some beer.
