Eastern Addition’s boundaries are Peninsula Avenue at the north end, 4th Avenue at the south.  It’s west border is marked by El Camino Real, the east side is Delaware Street.  The downtown is thriving with great restaurants like King Fish and a 12 screen movie theater.

The most expensive house to sell in Eastern Addition / Downtown was 321 Elm at $1,165,000; the least expensive 415 East Santa Inez for $350,000.

Doing a foreclosure in San Mateo is going to slam your credit to the mat.

Short Sale If At All Possible

The difference in credit score damage is huge. Wachovia reports you’ll be hit by a 300-350 point hit to your credit for a foreclosure versus 60-80 points for a short sale.

Importance of Credit

You’re at your wits end and want to walk away from the anchor of a house. You’ve tried everything to salvage the situation but it’s hopeless. Get help.

When you try to rent after dumping that ball and chain guess what they’re going to do. Pull your credit. With a 300 point drop good luck renting.

San Mateo County Lenders Are Desperate

They do not want to foreclose and they’re putting their money where their mouth is. Some lenders are making a sweep through San Mateo County and others throughout the state to tell Realtors how to help you avoid foreclosure.

Why don’t they want to foreclose? It’s too expensive. They save $38,000 per house by not foreclosing. You? You get to salvage some of your credit. Get help.

Bad News Is Contagious

Last week I spent time talking to a guy in a networking group I belong to.  The conversation turned into an avalanche of life sucks.  He had left the mortgage industry for greener pastures and had a lot to say about how crappy things are.

I tried to lighten it up with:  I don’t think things are as bad as they seem.  It got:  Really?  I think they’re pretty bad.

Some people can’t be convinced.  I learned a long time ago that I can’t compete with Katie Couric or Brit Hume’s rendition of the sky is falling.

So next time you want to share some doom and gloom – don’t.  It’s contagious – like tuberculosis.

Shoreview San Mateo Real Estate Report: 2009

Bayshore Boulevard, the frontage road to Highway 101, runs along Shoreview’s west side; the bay to its east.  Poplar Avenue is at the north end, while Lodi Avenue marks the southern end.

The Wrap Up

The most expensive house  sold was 1515 Cypress at $825,000.  The least expensive home was 1517 2nd which sold for $420,000, with an over bid of $71,112!  That’s not a typo.

The high median was in December, $624,750; the highest percentage of list price to sale price was 109.02% – amazing!

Many of Shoreview’s houses are selling as short sale and REO or Real Estate Owned.  In some cases houses – maybe I should say many as shown by the 109.02% – are selling for over the asking price.
