There were a 173 new homes for sale this week – by far the largest number since I started counting at the beginning of December of last year.  The number of homes sold is also one of the highest numbers we’ve seen: 88.

The most expensive house to sell this past week was a 4 bedroom, 4 and 1 half bathroom home in Woodside.  This 4,344 square foot property sold for $2.5 million

The least expensive sale was in East Palo Alto.  A 3 bedroom, 1 bathroom, home of 970 square feet sold for $205,000.

Picture story:  I was super excited when I was leaving Filoli a couple of weeks ago to spot a few deer just lounging around that I had to pull over – much to the surprise of the guy at the gate.  “Then he said there’s more over there.”  I turned behind me and there was a flock – are bunches of deer called flocks?  Anyway…

The number of homes for sale in San Mateo County has gone up a bit from 1108 to 1162 while the number of homes that have sold has stayed about the same; from 29 to 28.

The least expensive home to sell this past week is in Menlo Park; a 3 bedroom, 1 bathroom,  home of 910 square feet sold over its asking price at $285,000.  The most expensive is a home in Hillsborough; 4 bedrooms, 4 and 1 half bathrooms, 3,060 square feet sold under its $2,795,000 asking price at $2,675,000.

The number of available homes is up again for the third week in a row – that’s what’s expected for this time of year as sellers get ready for Spring.  The number of homes that have gone into contract is also up for the third week in a row.

The most expensive house to sell this past week was a 5,450 square foot home in Portola Valley at about $4 mil; the least expensive a 740 square foot home in Redwood City that sold for $250,00.

Week In Review January 4 to 10th, 2009

The number of available homes is up this week – we should continue to see more and more for sale as we move into Spring.  Home owners have been conditioned to put their homes on the market in the Spring – whether that’s the best idea is for another post.  But the question will be whether or not the trend of declining inventory will continue.

For the several weeks that I’ve been tracking it, the number of homes for sale throughout San Mateo County has declined – not by much but it has.

The other obvious trend that continued this week is that more homes sold under the asking price than at or over.

Although more houses in Daly City are selling under the asking price than at or over, declining inventory is a trend that continued this week.

the number of homes for sale in Burlingame has dropped into the low 30’s the past two weeks which is down from the two previous studies which show inventory in the high and then low 40’s.

Week In Review Dec 28, 2008- Jan 3, 2009

Okay, so I took a little hiatus.  The holidays wiped me out – I got audited by the IRS.  Seems the real estate community is a huge target for 2007.

It’s onward and upward from here.  No turning back.  Here we go.

I’m not going to take the time to analyze any of this because the end of the year does strange things to statistics.  A lot of the contracts for selling the houses expired on the 30th and were reinstated.  So the Available and Listed categories are probably off a bit here and there.

Until next week – baring another IRS audit.

San Mateo Real Estate Week In Review 12/6 to 12/12/08

This week had a better showing for a lot of cities as compared to last week.  Cities like Brisbane, Burlingame, Hillsborough, and San Mateo sold more houses than were listed.  Daly City, El Granada, Half Moon Bay, Pacifica, Redwood City and Redwood Shores all kept up with the new listings by selling just as many. 

Most homes sold for under the asking price; but Menlo Park had a surprising showing of selling 5 of its 6 listings for over the asking price.

For the third week in a row Belmont, Burlingame, Daly City, El Granada, Half Moon Bay, Hillsborough, Menlo Park, Millbrae, Montara, Moss Beach, Redwood City, San Bruno, San Carlos, and San Mateo all saw a decline in the number of homes available for sale.

San Mateo Real Estate Week In Review 11/30/2008 – 12/5/2008

Twice as many homes were fresh to the market this week in San Mateo County than last week.  One house sold last week compared to 31 this week.  There are 13 new homeowners this week to last week’s 4.  Looks like it’s been a busy week countywide.

San Mateo wins most new listings at 15; Daly City is a close second with 14 new ones to choose from.

While most cities declined in inventory, Atherton, Portola Valley, Redwood Shores and Woodside stayed at the same number of homes available.  Pacifica is the only city that increased in available homes – just by a few.

San Mateo Week In Review Nov 23-29, 2008

First off, let me say I’m not making any promises. This chart was a ton of work. Whose idea was it anyway?  Must be my fascination – more like obsession – with statistics.  I had to run each category for each city separately. The only thing that saved me is that there wasn’t a lot calculating – in fact, none.  And it’s probably going to stay that way until the holidays are over and the next selling season starts.  It’s marked by the Super Bowl and typically gets kickin’ mid to late March.  This coming year it’s also marked by a much-anticipated change in presidents. 

And now that I’ve got two cities left to run the San Mateo County MLS – which I hate - is down.  It’s bad enough the stupid thing has four options for running statistics which don’t work most of the time and are useless the rest, but now I’m watching the internet wheel spin round and round.

Finally!  Okay, it’s revealed that basically nothing sold this past week.  Due to the underwhelming abilities of the multiple listing service, there’s no way I’m going back to check previous weeks.  We’re moving ahead from here.
