Zillow, Trulia, Realtor.com: How accurate are they?

Home estimates by Zillow – called Zestimates because they’re not really estimates – have been an annoyance to agents all over the U.S. Arguments on Agent Genius and Facebook are never ending.

The reality is that – whether it’s Zillow, Trulia or any other computer-generated estimate – that program hasn’t seen your house or the yard or the neighborhood or the weather or the roads, the schools, restaurants or shopping or whether or the valuation should be adjusted because even though the train is blocks away it still wakes people up in the middle of the night. It doesn’t know that the home sales market in Shoreview, San Mateo is on fire.

Zillow came out with the definition of a Zestimate which has certainly helped. ”The Zestimate is calculated from public and user submitted data; your real estate agent or appraiser physically inspects the home and takes special features, location, and market conditions into account. We encourage buyers, sellers, and homeowners to supplement Zillow’s information by doing other research…”

Nueva School Moving to Bay Meadows

The San Mateo Daily Journal says, “Nueva School in Hillsborough has entered an agreement to purchase property on the Bay Meadows site.”

Construction is expected to start on the private school in March of next year while at the same time they’ll be building the new curriculum for the 400 students starting classes later 2013.

Shea Homes buys a piece of Bay Meadows

From Biz Journals: Shea Homes will build the 93-unit Landsdowne community, a development overlooking a 12-acre park that will feature eight floor plans and a mix of two-, three- and four-bedroom homes. Unit size will range from 1,150 to 2,200 square feet.

They’re planning to start construction this summer.

San Mateo house of the day: 140 Chestnut

This home is cozy – I don’t mean small. I mean it’s comfortable. It’s got the right amount of light. The living spaces are the right size. The kitchen has a lot of counter space. The hardwood floors are pretty. The paint colors are pleasant.

My favorite – other than I think the house is great – is the yard. It sweeps around the back in a sort of wave of greenery. I imagine sitting in a small alcove of ferns and trees with a good book and a cup of coffee.

Chestnut is a small court adjacent to Hillsdale Shopping Center. You could easily walk to California Pizza Kitchen, Trader Joe’s or the library up the street.
